There are no 10.4-tonne vans, but there are 10.4-tonne trucks. The square metres in a truck of this size are dictated by dimensions. To calculate square metres, times the vehicle’s length by its width. For example, let’s say you have a 10.4-tonne truck that’s 6 m long by 3 m wide, 6 x 3 = 18, so the truck has 18 m2.

A 4-tonne truck is a suitable choice for most 2-bedroom apartments, that’s assuming you’re moving the content of both bedrooms, a kitchen, living room, and a bathroom. If you have large or awkward-shaped furniture, for example, a large L-shape sofa, you might need to go up a truck size.
